Our Valuers require between twenty to thirty minutes on average when visiting your home. This allows for the Valuer to make a list of the main features and fixtures, which later is used to compare with homes of similar nature and have recently been sold in your neighbourhood. What are the types of features and fixtures the Valuer is looking for when taking a tour of your home? Here are just a few…


Building area, Number of bathrooms and bedrooms, Remodeled versus updated kitchen/baths, Foundation type and condition, Materials used for the walls, floors, and windows, The exterior walls, the roof surface, screens, gutters and drainpipes, The materials and conditions of the floors, walls, and trim, Any physical deficiencies or adverse conditions that affect the property’s structural integrity or liveability, General maintenance and upkeep, such as whether there is peeling paint or leaky faucets, missing door handles, and so on, Energy-efficient items, Fireplaces or wood stoves, Fencing, A patio or deck, A verandah, The type of driveway surface and any car storage. 


The process our Valuers follow when conducting a tour of your home is to start with the rooms that include wet areas; bathrooms, kitchen, laundry and ensuite, then the living areas and followed by all other rooms and areas. This ensures no room goes unchecked.

 

The Valuer will carry a laser hand held device to measure the floor areas and an iPad-tablet to tick pre-set features and fixtures of the home.
